The prices listed below are given as a rough guide for a standard semi-detached house. (3x straight sides. no gable)
Render can vary in cost depending on the system and materials used. Each quote that is provided may fluctuate depending on the cost of labour, materials, scaffolding etc.
SAND AND CEMENT
A standard semi-detached house in a basic sand and cement would be in the region of £3500 to £4500 and then this would require regular painting as well.
Basic sand and cement with a painted finish is the cheapest option. This requires all existing render to be knocked off and this will cause damage to the brick faces / substrate.
Variance in mix, will produce surface cracks due to being a hand mixed product. The surface would have to be painted every few years to maintain a good condition.
HIGH POLYMER / SILICONE
A high polymer / silicone system that comes with a guarantee of 15 years and finished (no painting required) would be £6500 to £7900. The benefits of a high polymer / silicone system far outweigh that of sand and cement, because there is no need to knock off any solid render, as these modern materials are designed specifically to infill and overcoat the existing substrate.
The manufacturers we purchase our render from, have laboratories that are constantly testing their products to maintain the highest quality, and they also guarantee the mix consistent as its manufactured in a controlled environment.
INSULATION
While the initial cost seems more, you will benefit from a warmer home, and reduced bills permanently and although the Government figures show a general cost of £9000 - £14,000, Ecotex are pleased to be able to give a price indication on a standard semi-detached of £8,500 to £10,900. This includes a fully insulated top of the range system with a 25-year guarantee. (Insurance backed guarantee is available).
Ecotex became the highest rated installer in the local area for installing insulation, and we continue to maintain our high standard.
We can provide rough estimations from photos and google street view, but as you can understand, these would just be guide costings. As each building and structure is unique, we would always need to send out a surveyor most of the time to provide a more accurate quotation.
SAND AND CEMENT
Ecotex no longer uses sand and cement, and neither do housing associations and the local councils.
It can crack easily, it sucks water in which can add to damp problems, and is mixed by hand, so the mix is never consistent which can lead to cracks appearing incredibly early on.
Most other types of render are now thoroughly tested and controlled for consistency by highly qualified staff, some with PHD's, and all the materials have to pass strict testing before being put to market. Sand and cement do not get tested.
Whilst sand and cement are the cheaper option, this is your home, one of the single biggest purchases of your lifetime, take the time to think about it, do you want your render to last?

MINERAL / PLIOLITE™
Mineral / Pliolite™ topcoats are the most versatile of finishes. This finish requires specially trained applicators, it can also be applied in all weathers as it dries so quickly compared with other systems.
Although this is more of a specialist product and not as well-known as a silicone finish, Mineral / Pliolite™ renders certainly have advantages with anti-crack technology and fewer limitations with the weather.

INSULATION
Insulation has become popular over the last few years. It has been proven to save you money on your bills, the system comes with a guarantee of up to 25 years, and you can mix and match, so insulate some parts, and standard render on others. It is also a great choice for timber frame buildings, ICF, extensions, and a different alternative to internally insulating.

Whilst the initial cost of an insulation system is more, it is proven on average to save you around £200 - £415 per year. So overall, you may get your money back through savings on annual bills. It costs more simply due to the extra material cost, and labour charge due to the longer time it takes to install over any other system.
If you are advised that render cures rising damp, which is incorrect, render will not cure rising damp. However, it can cure penetrating damp. Damp is an incredibly stressful issue to have in a household, if you contact us, we can always try our best to advise the right course of action.
Most modern polymer renders will stick to most substrates, our supervisor will check to see what the best option is when it comes to hacking off old render. With sand and cement you must have it all hacked off.
